Construction Begins at Luxurious New Kapalua Bay in WestT Maui

KAPALUA RESORT, MAUI – September 8, 2006 – Construction has officially begun at Kapalua Bay, the newest and most luxurious real estate offering being created at the world-famous Kapalua Resort in West Maui. Occupancy is targeted for late 2008.


“This is a milestone event for a new vision that will redefine the appeal of Kapalua Resort and all the renowned amenities it has to offer,” said Ryan Churchill, vice president of Maui Land & Pineapple Company, Inc., which is developing Kapalua Bay in collaboration with The Ritz-Carlton Hotel Company, L.L.C., and Exclusive Resorts. “Whether a family wants to make a life here or make an annual visit for long, relaxing vacations, Kapalua Bay will offer all the perks and enjoyment of being in Hawaii.”


A private, traditional Hawaiian blessing ceremony led by Clifford Naeole, cultural specialist for Kapalua Resort, was held last Friday with members of the development team to signal the start of construction at Kapalua Bay’s spectacular 24-acre oceanfront site.


Once complete, Kapalua Bay will present two luxurious real estate offerings for those wanting to embrace the Kapalua Resort lifestyle – The Residences at Kapalua Bay and The Ritz-Carlton Club, Kapalua Bay.


The Residences at Kapalua Bay will offer 84 privately owned condominiums ranging from 3,000 to 4,200 square feet, with opulently designed, three- and four-bedroom floor plans, which include media room and den options. Sale prices start at $4 million.


The Ritz-Carlton Club, Kapalua Bay will offer 62 fully-furnished, two- and three-bedroom residences ranging from 1,912-2,257 square feet sold in deeded, one-twelfth fractional ownership interests. Club residence prices start at $300,000, per interest. Notably, this will mark the first time fractional property ownership has been offered in Hawaii.


All residences at Kapalua Bay, both privately owned and fractional, will feature the management services and personalized attention to detail provided by The Ritz-Carlton Hotel Company, L.L.C. Distinguishing qualities will include an island-style design that is warm and inviting, private garden entryway, gourmet kitchen, and spacious covered lanai opening to breathtaking ocean vistas with Molokai and Lanai in the backdrop.


Complementing the Kapalua Bay lifestyle will be a 6,100 square-foot beach club, 8,500 square-foot lagoon-shaped pool area with indoor/outdoor bar and grill, and 18 acres of lush tropical landscaping throughout the property. Residents will also have access to a 25,000 square-foot spa and enjoy exclusive dining and golf privileges at Kapalua Resort, home to The Mercedes-Benz Championship, the PGA TOUR’s season-opening, winners-only event.


Kapalua Bay is being built on one of the resort’s more picturesque settings. Known for its 23,000 acres of legendary beauty on Maui’s serene, northwest end, Kapalua Resort is celebrated for its award-winning golf on three world-class championship 18-hole layouts. The resort is also home to three of Hawaii’s most beautiful white-sand beaches, two of which have been nationally recognized as “America’s Best Beach” – 1991 winner Kapalua Bay Beach and 2006 honoree, D.T. Fleming Beach Park.


Construction is taking place on the site of the former Kapalua Bay Hotel. The 196-room hotel closed in April and has since been carefully deconstructed, with approximately 90 percent of the hotel materials being upcycled for use in the new development and for other environmentally sensitive uses. In addition, hundreds of items and soft goods from the hotel were donated to Maui nonprofit and community organizations.


Kapalua Bay will be showcased at the Pacific Rim Real Estate Conference, presented by the Hawaii Association of Realtors, October 11-12, at the Sheraton Waikiki Beach Resort.
